This project centered around a comprehensive renovation of a 10,000 square foot office space. As can be the case with many office move-ins, the company wanted a space for their new corporate home, yet with budget and timeline in mind. The expectations of the project became clear:
Deliver a time-effective and cost-effective renovation by negotiating construction contracts
Transform the office from an open layout to a more private setting to cater to the needs of an incoming tenant.
Ensure that the new layout included all necessary amenities such as private offices, partitions, a kitchenette, and restrooms.
Actions Taken
Since the lessor needed a full design and build and was not accustomed to the process, each step was handled accordingly with simplicity in mind:
Collaborating with a design consultant allowed for effective space planning and visualization.
Sub-contractor bidding and procurement terms were negotiated on the company's behalf. The FF&E and procurement can delay projects and elongate timelines which is avoided when user a vendor accountability matrix and pithy stakeholder management structure.
Removal of inventory management system: a 3 tiered 100,000 sq. ft. conveyer and inventory management system removed from prior tenant
Life safety systems including fire and sprinkler systems upgraded to ESFR to accommodate a larger crop of potential lessee’s
17 dock positions added to increase value of assets and upgrade facility for ownership
Routine touchpoints and a suite of top notch project management tools with the client kept them in the loop without the onus of day to day management:
Plans involved constructing more closed office space around the perimeter of the space.
Results
The office remains open and continues to empower the local team in West Deptford to serve their customers. The projects was:
Able to deliver 10k square foot of custom and more private office space that the financial industry mandates.
