About the project
A medical center owner aimed to transition from a leasehold to owning a custom-built patient care facility. However, this goal was confronted with several challenges:
- Existing structures on the parcel needed removal
- Excavation was made difficult and costly due to large concentrations of shale rock and the presence of waterways required careful erosion and soil protection. The site's proximity to a nuclear power plant restricted excavation options.
- The space required more amenities and screening rooms to provide patients with the optimal care. Leaseholds worked great for the shorter term commitment, but the lessee was certain of the longer term direction the care facility was headed in.
Actions taken
To transform this raw parcel into a functional medical center, we took several strategic steps:
- Collaborated with design consultants to develop a prototype of the medical center design and create bid documents.
- Managed procurement of sub trades and monitored the critical path for completion of site development and construction of medical structures.
- The space was delivered one month ahead of schedule and within budget, allowing the owner to transfer facilities in line with lease terms despite the challenges.
Results
Successful project management and general contracting led to several significant outcomes:
- A new 19,000 sq ft medical center was constructed on the previously unused 5 acres.
- The owner was able to provide tailored services for their patients, including additional exam rooms.
- The new facility attracted more tenants, enhancing its utility and value.
