A former NineWest Shoe warehouse, covering 494,000 sqft, required a full-scale transformation for a new tenant.
The complex 3-tiered conveyance and storage structure needed to be dismantled, making way for extensive renovations and improved usability.
Fire safety upgrades, storage system overhauls, and general maintenance were necessary to meet modern standards and increase the facility's attractiveness to potential tenants.
The perimeter of the warehouse required a safety upgrade to be amenable to the occupancy of other tenants
Actions Taken
With lots of renovations, the team got to work preparing the space:
Engineering specialists were brought in for the redesign and the removal of the complex 3-tiered storage structure, opening up the facility for refurbishment and new tenant's activities.
A sub-contracting team was formed to provide a comprehensive upgrade to Early Suppression, Fast Response (ESFR) fire sprinkler systems, making the premises suitable for a wider range of potential tenants.
The elimination of the existing high pile storage racking systems led to the implementation of widespread maintenance tasks, including slab repairs and mechanical system replacements.
Results
The owner had a new space to work with after renovations were completed.
The transformed facility, with its modern, adaptable layout and upgraded systems, attracted new leasing opportunities. The space was leased out just three weeks post-completion.
Despite the project's complexity, it was completed punctually and within budget.
The property owner was kept informed with routine updates on site conditions and project progression, and the scope was delivered on time and budget.
